Step by step
- Start your VA loan application early with your PCS orders and current LES.
- Find an agent who knows the base — ideally one who works with VA buyers every week.
- Tour virtually if you need to. Video tours and a strong inspection make remote buying realistic.
- Time your closing around your report date and household-goods shipment.
- Close remotely with e-signing or a power of attorney if needed.
Occupancy
VA requires you to intend to live in the home as your primary residence, usually within about 60 days of closing. If you're deployed or on orders that delay your arrival, your spouse moving in can generally satisfy occupancy.
What about the home you have now?
You can sell it, or keep it as a rental and use your remaining entitlement to buy again. See keeping your VA home as a rental.
Common questions
Can I buy a house before I report to my new base?
Yes. With orders in hand, lenders can qualify you using the BAH for your new duty station, and you can close before you arrive.
Can my spouse sign for me if I'm not there?
Often yes, with a specific power of attorney that the lender and title company approve in advance.
How soon do I have to move in?
VA expects occupancy within a reasonable time, typically about 60 days. Tell us about any delay up front so it's documented.
