VA loans in Temecula & Murrieta

Buying in the Temecula Valley with your VA benefit: what BAH you get, the real cost of Mello-Roos, commutes to base, and where military families live.

Updated September 2026 · By Joey Kubes, Retired USMC · NMLS #2459919

Short answerWith a VA loan you can buy in Temecula or Murrieta with $0 down and no PMI if you have full entitlement. Your BAH is set by your duty station, not your new ZIP, and Mello-Roos and HOA dues count toward what you qualify for.

Why a VA loan in the Temecula Valley

  • $0 down for eligible buyers with full entitlement.
  • No monthly PMI.
  • BAH counts as income — often grossed up because it's tax-free.
  • Funding fee waived if you receive VA disability compensation.

Temecula and Murrieta are where a lot of Southern California military families land: more house for the money than coastal San Diego County, newer neighborhoods, and a drive to Camp Pendleton, March ARB or Miramar. Joey lives here, so this is home turf.

Your BAH depends on your duty station, not your ZIP

This trips people up. If you're stationed at Camp Pendleton and buy in Temecula, you still get Camp Pendleton BAH. The Riverside rate only applies if your duty station is in the Riverside rate area — March ARB, or a recruiting or other duty station in the Temecula Valley.

Commutes from Temecula and Murrieta

ToTypical drive
March ARBAbout 35–50 minutes up I-215
Camp PendletonAbout 45–75 minutes, depending on your gate and I-15 / Hwy 76 traffic

Rough weekday estimates; drive times vary a lot with traffic. Test the drive at your real report time before you buy.

Where military families buy

  • Wolf Creek: Newer homes in south Temecula near Pechanga Parkway; many homes carry Mello-Roos and HOA dues.
  • Redhawk: Established neighborhoods in southeast Temecula with a wide mix of home sizes and prices.
  • French Valley: Unincorporated Riverside County between Temecula and Winchester; lots of newer tracts, closer to I-215 for March ARB.
  • Murrieta: Everything from older neighborhoods to brand-new communities; a slightly shorter run north to March ARB.
  • Menifee & Winchester: Newer construction and more house for the money, with a longer drive south.

Mello-Roos and HOA dues: the Temecula Valley gotcha

Many newer communities here sit inside a Community Facilities District (Mello-Roos), a special tax that paid for roads and parks. It shows up on your property tax bill, and it can push the total well above California's 1% base rate. Add HOA dues and two homes at the same price can have very different monthly payments.

  • Both count toward what you qualify for. Lenders include Mello-Roos and HOA dues in your monthly payment, so they shrink your price range.
  • Get the real number before you offer. We pull the actual tax bill and HOA dues for the homes you're looking at, not an estimate.
  • Mello-Roos usually ends. Most districts expire after a set number of years, so ask how long the one you're looking at has left.
  • Condos need VA approval. Single-family homes in an HOA are generally fine; a condo project has to be on the VA approved list.

Riverside County numbers for 2026

County conforming loan limit (one unit)$832,750
Loan limit with full VA entitlementNo limit*
Property tax~1.1% base, more with Mello-Roos

*With full entitlement there's no VA loan limit — you still need to qualify for the payment. The county limit matters when part of your entitlement is in use. See VA loan limits & entitlement.

100% disabled? Don't miss this

California's disabled veterans' property tax exemption takes $180,671 off your home's assessed value in 2026, or $271,009 for low-income households. It doesn't remove Mello-Roos, but it can cut the base tax a lot. See how to file in Riverside County. Starting with 2027–28 taxes, California's new SB 296 raises it to 50% of your home's value (up to $1M), or 100% with household income of $83,474 or less.

Common questions

How much house can I afford in Temecula with a VA loan?

It depends on your base pay, BAH, other income, debts, family size, and the home's Mello-Roos and HOA dues. Our free calculator uses 2026 pay and BAH tables to estimate your price range in about 2 minutes.

If I'm stationed at Camp Pendleton and live in Temecula, which BAH do I get?

Camp Pendleton BAH. BAH is based on your duty station, not where you live, so buying in Temecula doesn't change it.

Does Mello-Roos affect my VA loan?

Yes. The special tax is part of your monthly housing payment, so it counts toward your debt ratio and residual income. We use the real tax bill for the home when we run your numbers.

What's the VA loan limit in Temecula and Murrieta?

With full VA entitlement there's no loan limit. If part of your entitlement is in use, the Riverside County limit of $832,750 (2026) is used to figure how much you can borrow with $0 down.
